Our fully managed service offers our clients a service which provides EVERYTHING our clients will ever need.
We can setup your listing using our expert knowledge and with Lu's passion for design...stunning photographs and descriptions will be marketed to gain maximum interest. Once the accommodation is set up on relevant portals Limelight Leisure will take over the day to day management of your property to ensure the smooth running of your bookings and listings.
Our service includes:-
Dealing with all email enquiries from potential guests.All enquiries will be dealt with in accordance with Airbnb response times.
Upon booking we will send a confirmation email with detailed information about the property, the location, any rules and check in/out information.
On the date of arrival, once the property is ready for your guests, the key code information will be supplied ahead of check in time.
During your guests stay will be on-hand to deal with any enquiries or issues that may arise.We will also email them to ensure that they have checked in and that everything is okay.
We will set a deposit amount (to be agreed prior) and ensure that this is implemented.
Upon checkout our clean team (Limelight Cleaning Ltd) will attend the property and complete the necessary changeover clean (the same day) to ensure the property is ready for the next guests or any “instant bookings”.Our clean team will also check the property to ensure there is no damage or loss occurred before returning any deposit funds.Cleaning fee will be separate and is payable by the guests but to you directly.We anticipate the cost for each changeover to be in the region of £30-35 inc VAT.
Limelight Leisure will also be responsible for replenishing supplies such as toilet rolls, washing up liquid and toiletries etc.If our clients wish to supply a Welcome Pack we will also ensure this is supplied upon each new booking.The cost of replenishing supplies will be charged each month.The average cost of basic supplies (not including fresh Welcome Packs) is on average £15-20 per calendar month.
Should any maintenance, repairs or issues arise we will contact you immediately to discuss and we have a bank of local trades people on hand to assist where appropriate.You are of course free to provide me with details of anyone you wish to use yourselves.If an emergency call out is required we reserve the right to charge a fee of £25.00 inc VAT which depending on circumstances may be recovered from the guest if they are at fault. If we are called out for an issue which is deemed our responsibility there will be no cost.
Each month our clients will be supplied with a detailed invoice providing the number of cleans undertaken, the management fee as agreed, the cost of supplies and a print out from Airbnb providing details of all bookings for the previous month.
